Prince George's County Rent Stabilization Act of 2023
On February 28th, 2023, the Prince George's County Council passed the Rent Stabilization Act of 2023. This act limits rent increases to 3% for the majority of landlords in the county for the next year.
The legislation applies to all residential property types, single-family homes included. There is indication that exemptions for single family homes will be considered for future long-term legislation.
Rent Increase limits
- Rent increases are limited to 3% over previous year’s rent
- Planned rent increases that would go into effect after the effective date of the Rental Stabilization Act will be invalid
Duration of Rent Stabilization
- Rent stabilization in effect for one year
- Act takes effect 45 days after becomes law (4/14/23 effective date)
Exemptions to Rent Stabilization Limits
- Federal, State, Local subsidized housing
- Dwellings with with tenants who are receiving rental assistance
- Dwelling units that received an initial use and occupancy permit within the last five years
