A Record Home Sale in Brooklyn, MD

My clients Victor and Virginia had an exciting opportunity to relocate for their careers, so they needed to sell their home quickly while also getting full market value.

Fortunately, they had taken great care of their home over the years so it didn't require major renovations to get listing-ready. That being said, it is always a good idea to consider which updates could really make the home stand out to prospective buyers. The following renovations were made:

  • Hardwood floors buffed
  • Cabinets painted and hardware updated
  • Upper level carpeting replaced
  • New paint on the upper two levels
  • Deck power washed
  • Garage floor cracks repaired
  • Front yard landscaping

Since most of their belongings were already moved out of the home, we had some of the rooms virtually staged (i.e. digitally adding furniture and decorations to empty rooms, so that prospective home buyers can envision what the spaces will look like occupied). This is an affordable and quick alternative to traditional staging which can cost thousands. In this case, virtual staging made more financial sense. Both staged and un-staged photos were included in the listing.

Given the quickly increasing mortgage loan interest rates and the limited housing supply at the time of listing, I knew that we could get a favorable price for the home, but we couldn't afford to overprice the property. This would likely have the effect of scaring off buyers and causing them to wait for a price reduction, which could add weeks or even months to the time on the market and not to mention would reduce the net proceeds.

We were able to get the property under contract within 4 days, and ended up selling at 99% of the asking price. A low appraisal resulted in a slight price reduction, but fortunately we still kept the deal on track.

We had to arrange a remote closing with the title company as only Victor was going to be able to sign paperwork in person.

After all was said and done, the home ended up being a record sale for the neighborhood and the highest sale in the zip code all year! It was a pleasure helping Victor and Virginia sell their home before they moved on to their next adventure!
