I met Mike last year when I helped him to find a rental property, and this year it was time to find a permanent home. With housing inventory still being limited, we got started with the home search several months in advance so we could be sure to find a new home within his timeline.
During our initial consultation, we discussed his needs, wants, and budget, and established some initial search criteria to begin exploring his options. Typically, the initial home search is fairly broad, and as we tour various properties, my clients and I are able to narrow the search criteria. In this case, we actually found a winner on the first outing!

After some negotiations, we were able to negotiate down from the list price and arrived at an amount that worked for both parties. We also included a home inspection contingency that afforded us the time to investigate the property more thoroughly.
After the first inspection, we discovered several issues that needed to be addressed. All told, there were 20+ items that were agreed upon to be repaired. Because of the number of repairs needed, we scheduled a second inspection to confirm the status of the work, and performed a final walk-through before settlement.
Because this transaction also involved clearing multiple liens from the property and working with the IRS, it took a coordinated effort between all parties involved in order to get to the closing table with no issues.

While the initial settlement date had to be pushed back a bit, ultimately, we were able to secure a home that met Mike's needs. Congrats!
